The Investor Hub offers an easy cash option in selling a home typically within 30 days. Closings happen on the seller’s own timeline, no improvements to the home need to be made, and there are no closing costs, commissions or surprise-hidden fees.

No, there are no real estate commission fees. We purchase the home directly from you, the seller, as an off-market listing. The Investor Hub transacts by Assignment in the title process, so the cash flows directly from an investor to you at closing.

We never make an offer without seeing a home first. Without seeing a home in person, there is no way to know the true condition of the home to determine the true market value. You should be wary of anyone or any company that is willing to provide you an offer sight unseen.

All offers are based on a competitive market analysis performed by our team. We review all recent comparable properties that have sold in your area, compare them to the size, location, and condition of your property to help determine a value for your property. The same method used by realtors and appraisers to determine the values of subject properties.

Not every home is the right home for a cash offer. If your home is newer, has recent (in the last 5 years) updates to the kitchen and/or bathrooms, then your home might not be a good fit for us. But if your home is older, in need of repairs or updates or you just need to sell quickly and don’t have the money or time to list your home (show-ready homes typically take 5 months to sell on the MLS) we are here to help. And no, we do not low ball you. We are able to offer you up to 90% of the market value for your home – typically the same number you would net if you were to list your home.

You receive the money for your house at closing, the exact same way you would if it was a traditional transaction. Everything is done through a title company, they coordinate the closing signings and deed transfer as well as the release of payment to the seller after everything is complete.
